
Philo Ventures is a venture group driving early-stage innovation and economic growth through our startup studio, VC fund, and real estate development firm.
Philo Ventures is currently raising a $50M Real Estate Hospitality Fund, with a targeted fund life of 7-10 years. This fund is dedicated to transforming underperforming independent hotels into highly profitable assets primarily in the Intermountain West region of the United States, in particular Utah, Idaho, Arizona, and Wyoming.
In parallel, we are also raising a $15M Studio Fund focused on propelling our rigorously de-risked and validated startups into their next growth phase.


Prior to starting Philo Ventures, Chad launched and managed Vere Capital, a family office focused on early-stage investments. Before entering private equity, Chad served as General Counsel for National Surgical Hospitals, ultimately supporting acquisition of the entity by Bain Capital. Chad has a passion for early to mid-stage enterprises, having founded and operated several successful ventures over the past 15 years. Over the past 5 years, Chad has raised over $250M in debt and equity capital and has provided 50%+ returns to investors. He holds an MBA from the Wharton School of Business, a PhD in leadership from Brigham Young University, and a JD from BYU's J. Reuben Clark Law School. When not pursuing entrepreneurial ventures, Chad enjoys whitewater rafting, yard work, aviation, and spending time with his wife and five children.

Greg specializes in complex real estate development with experience spanning luxury resorts, assisted living facilities, and upscale commercial properties. Leveraging his experience as the Sr. Vice President of at NAI Excel, Greg brings a unique perspective to the projects he leads at Philo. He has bought and sold dozens of hotels across the Mountain West and serves on several University and local government boards. Greg holds an MBA and a degree in accounting. Born and raised in St. George, Utah, Greg enjoys pickleball, soccer, and spending time outdoors with his family.

Cory has spent his career launching and managing innovative businesses, generally in heavily regulated and operationally intense industries with a significant customer experience element, including: Surf Air, a membership-based airline; Matternet, the world’s first commercialized urban drone delivery service; and Voom, an on-demand helicopter service launched by Airbus. Cory also has executive experience in high-growth SaaS, having built the customer success program at Lucid Software. At Philo, Cory leads the venture building efforts within the studio, while providing operational and customer experience oriented guidance to relevant development efforts. Cory holds an MBA from the Wharton School of Business, a JD from the George Mason University School of Law, and a BA in Economics from Brigham Young University. When not at the Philo offices, Cory is most likely adventuring with his family in their beloved Utah mountains.

Ryan is a operations executive with a dynamic career that spans various industries, including real estate, investing, transportation, and hospitality. He started Basecamp Hospitality, one of Philo's first portfolio companies, and successfully launched multiple resorts. Since starting his career in management consulting, he has honed held leadership roles in strategy, finance, and operations functions.
As a professional river guide, Ryan has always had a deep connection with the great outdoors. This passion for adventure has not only shaped his personal life but also his professional endeavors, providing him with unique perspectives and resilience.
Ryan attended The Wharton School, University of Pennsylvania (MBA) and Brigham Young University (BS in Management Strategy). His education, combined with his hands-on experience, brings a wealth of knowledge to fund execution.
In his free time, Ryan is an avid mountain biker and runner. Whether on a board or in the water, he enjoys spending quality time with his wife and three kids.
Our strategy involves the acquisition and optimization of 10-15 non-flagged, owner-operated hotel properties. By implementing advanced marketing and revenue management tactics, making targeted property improvements, and adding outdoor accommodations where possible, we aim to significantly enhance net operating income of the acquired properties. The fund is targeting a return on investment of 15% to LPs and will employ a strategic mix of cash and debt financing to maximize returns for our LPs. Philo may raise a debt fund or partner with our local institutional bank with whom we have strong relations.
